River Place aims to bring big city style with small town charm to downtown Cedar Falls

 

300 State (SSR1) Completed in 2013

The first of the River Place development, 300 State Street introduced new, urban living in downtown Cedar Falls. The property was inspired by a brownstone, with private entrances, exterior staircases and large patios. Inside, 21 two bedroom units are industrial in character, featuring concrete floors, exposed ductwork, and an open floor plan.  300 State is our “green” property — during construction, we chose materials like recycled pressed paper countertops, milk carton insulation from an Iowa company, LED lights, high efficiency appliances, and furnishing all units with door-side recycling service.

200 State (MU1) Completed in 2015

We built 200 State Street with young professionals and millennials in mind. This mixed-use property buzzes with activity; Neighborhood salon/spa, Kate & Co., and restaurant/bar, Urban Pie, make it easy for tenants not to have to stray too far; On second floor, Mill Race Coworking and office suites house local entrepreneurs and startup companies fueled by the gigabit wifi and local coffee.  And on floors three and four, 30 one bedroom and studio lofts are occupied by residents who live minimally and comfortably in 600-850 sf apartments.

250 State (SSR2) Completed in 2017

Turning our sites to building a property for the “post suburban” market, 250 State features large 1, 2 and 3-bedroom floor plans with high-end contemporary finishes. This is also our amenity-packed property, with a fitness center, dining room, theater room, lobby with fireplace and coffee bar, and several outside patios with lounge furniture and fireplaces. This property is also on Airbnb, which takes public reservations as well as acting as an extension of a resident’s home to put up visiting friends and family. 250 State has a select few units for sale.

100 E. 2nd (MU2) Completed in 2019 | Sold in 2023

100 E 2nd will is the fourth and final property in the original River Place Master Plan.  This is a sister property to 200 State, with mixed-use commercial, office and residential intermingled. Uniquely, 100 E 2nd brings to the Downtown micro retail bays, giving local entrepreneurs an opportunity to test new business concepts with low overhead and risk.  Residents of 100 E 2nd will be living in art, as wall murals, striped hallways and bold blocks of color inside the units distinguish the property as a vibrant place to live.

Public Plaza Completed in 2020

The Plaza is the heart of the neighborhood, designed to be a community hub where live music, public art, downtown events, markets and more take place. It also reintroduces the city to the Cedar River, and invites new opportunities for recreation on the water and the trails. Currently under construction, scheduled to open Summer 2020.
